Steps on the Journey - The Simpson and Partners Way.

Selling a new home is exciting but can also be stressful. To help take some of the uncertainties out of the process it can be useful to fully understand the various steps involved.

    Valuation or Market Appraisal

    You need to know what your home is worth under current market conditions. Our expert valuer will visit and, based on comparable local evidence together with what buyers are telling us they will pay for similar properties we will give you our opinion of a range of considered figures that work with you timescale.

    To obtain your own valuation just push the valuation button or, if you prefer, phone or drop into one of our High Street offices.

    Instructing Simpson and Partners

    O.K. You’ve got your valuation, you’re comfortable with it and you want us to take your house to market on your behalf. All you need to do is phone us and instruct us to do just that. One of our expert staff will visit your home to take measurements, photographs and any other details for your own set of Simpson and Partners property details. During this visit we can explain the details and options in your contract agreement with us. Your Journey has begun!

    Legal difficulties can slow down a move, or even cause a sale to collapse. It is important at this stage of your journey to appoint an experienced conveyancer to handle your side of the sale. We can recommend a panel of conveyancers with whom we work regularly.

    Mortgage Advice

    When selling your home, especially if you are looking to buy another it’s important to get the best possible advice on future financial arrangements.     Marketing your Home

Online your home will be featured on our website as well as leading national portals. Your property details will be displayed in our prominent High Street offices and regional newspapers and each of our registered buyers who are looking for a property just like yours will be contacted via email.

    All viewings will be accompanied by your dedicated Simpson and Partner staff member who will be able to show off your home to the best advantage. Everyone who wishes to view your home will have been checked by us to ensure that they are serious potential buyers and not just wasting your time. You will receive detailed feedback on each and every viewing within 24 hours, if not sooner.

    Receiving an Offer

    We will pass onto you each offer received for your home and, at this stage we will do all we can to re confirm the buyer’s ability to proceed. We will liaise between you the preferred buyer until a price is agreed.

    Offer Agreed

    Once you accept an offer we will prepare a memorandum of sale and write to all parties to confirm the agreed price. At this stage your solicitor, who could be one of our panel of conveyancers, will send out a draft contract to the buyer’s solicitors who will start their initial enquiries and will look to agree dates for the survey on your home, exchange of contracts and dates for completion.

    If you’re looking to buy another house, we’ll contact the agent concerned and find out about the position of any potential chain.

    Exchange of Contracts

    With both solicitors satisfied that all legal enquiries and searches have taken place, the buyer’s mortgage offer is in place and details of the sale are agreed contracts can be signed and exchanged. At this point the buyer’s deposit will be transferred to your solicitor. You will agree a mutually convenient completion day.

    On completion, or moving day the balance of the purchase price for your home is transferred from the buyer’s solicitor to your solicitors account. We won’t release the keys of our home until we have heard from your solicitor that full payment has been received.

    Congratulations! You have reached the end of your Journey and have sold your home through Simpson and Partners.
